Attention Home Sellers: Avoid These Mistakes!

When potential buyers drive up to your home they are looking for that “WOW” factor – they need  to feel like they could live in the home. However, not all homes contain this because of mistakes the home sellers have made. If you are a home seller, here are four things you cannot afford to overlook.

Not Improving the Curb Appeal

The outside of your home is the first thing buyers see.  If you have not taken care of the outside of your home buyers may assume you have not taken care of the inside either and move on.  Spending a little time on the gardens, on the lawn, and doing some painting can mean that the buyers will continue to look at your home and confidently step inside.

Crowding the Buyers as They Look

No buyers want to view the home when the home seller is following them around; this does not give them anytime to think and envision their life in the home.  However, as the home seller you don’t want them to leave with any questions or not knowing certain qualities of the home.  In order to solve this problem, greet the buyer at the door and give them a cheat sheet for the home.  You can also be there at the end of the tour to answer any questions.

Not Cleaning up Your Home

Before showing your home it is important that you spend the time decluttering and cleaning.  Buyers may not have the same style as you so keep in mind that if you do not make the home “neutral” they may be turned off by your styling.  So make sure you take things off the counters, make rooms look as open as possible and put the family photos away.  This will give buyers an opportunity to picture their things in the home.

Leaving the Smell in Your Home

Understand that some buyers are sensitive to smells. You may not believe that your home smells but if you smoke or have any pets, chances are good that their is an odor. Spend some time really cleaning the floors, walls, and carpets in order to get rid of this smell. Be sure to clean up after the pets and smoke outside while you are showing your home.  As a last resort, you can also consider buying new carpets to get rid of any lingering odors.

Selling your home can be difficult even when you do everything correctly. Not paying attention to the things above can only increase this level of difficulty.  Spending a little time preparing can help ensure the sale of your home in a timely manner and at the right price.
